INVENTORY

An Inventory is a vital part of the letting process as it is used as documentary evidence to establish the condition and contents of a property at the start and end of a given tenancy.

WHAT DOES IT INCLUDE?

It will contain photographs and detailed information about a Landlords property, including the décor, fixtures and fittings, all contents, the garden and any outbuildings. At the end of each tenancy this detailed document enables accurate assessments to be made about damage and cleaning issues chargeable to the tenant.

WHY IS IT IMPORTANT?

Should there be an end of tenancy dispute the Inventory will be used as the primary piece of evidence by deposit scheme arbitrators or in a court of law.

The report should not change much from tenancy to tenancy, unless the property has been refurbished/re-decorated.

Not all Landlords consider that the cost of instructing a professional inventory provider to compile an Inventory Report, is worth the cost. Some consider that they are better off drawing up a list of items in the property themselves and leaving it at that.

It is to these potential Landlords that Clements Hill request that they rethink of the benefits of having a professional inventory because this document will far outweigh the nominal cost involved.
